What auction clearance rate genuinely measures

Clearance rate is a snapshot of one weekend of established-market resale activity in Melbourne. It captures how many auctioned homes sold, at what median discount to reserve, across a specific set of postcodes covered by REIV reporting. It is a legitimate signal for the established resale market. It is a mood indicator for the property media cycle. It is, at best, a lagging read on sentiment.

What it does not measure

Clearance rate does not measure new-build off-the-plan pricing. It does not measure land estate release pricing. It does not measure regional Victoria. It does not measure specialist asset classes like SDA housing or early learning centres. And it does not directly measure buyer intent for the next twelve months — only for last Saturday.

  • Watch corridor-specific auction data if you’re buying resale, not city-wide medians.
  • For new-build off-the-plan, ask the developer what their price is anchored to.
  • The developer answer should include: delivery cost, comparable completion, corridor demand.
  • The answer should not include: a media chart of last weekend’s clearance rate.
