Purpose-built vs. converted
Most childcare capacity in Australia sits inside converted commercial buildings, converted homes, or refurbished halls. Purpose-built is a different design discipline. Room-by-room daylight design, outdoor sensory zones, staff-room infrastructure, safety compliance layers — everything from tap heights to sight-line coverage across every activity area — is planned before the slab is poured.
Why we run early learning as its own vertical
Because early learning demand cycles, staffing constraints, regulatory framework, and asset design language are all different from residential. Filing Learning under Communities means an early-learning centre gets residential specifications and residential thinking. Neither of those serves the children who end up in the building.
