Why we run six, not one

A single-sector developer moves with a single-sector demand cycle. When that cycle turns, the whole portfolio turns with it. Six verticals move on six different demand cycles — SDA policy settings, birth-rate lag for childcare demand, corridor migration for residential, discretionary spend for luxury coastal, macro interest-rate settings for the fund. The cycles don’t align, so the whole doesn’t concentrate.

Why we don’t outsource classification

A childcare centre is not a retail conversion. An SDA build is not a residential afterthought. A basement-civils job at Brighton is not the same delivery discipline as an outer-corridor estate. Classifying a project into the right vertical puts the right specialist team on the right problem — before the design is locked, not after.
