Reading a Builder’s Milestones: From Retention Systems to Fit-Out

Developer construction updates are only useful if you know what each milestone actually means. Below is a short guide to reading them, illustrated with live examples from the Nexus Developments portfolio.

Retention system complete — Esplanade Brighton

The retention system is the structural wall that holds back the earth around a basement excavation. Completing it is a meaningful milestone on any basement build. It means the site is now geotechnically stable enough for basement civil works to start without groundwater or soil failure risk. Live example: 118 Esplanade, Brighton.

Basement civils underway — Esplanade Brighton (again)

Once the retention system is in, basement civil works are the drainage, waterproofing, service penetrations and slab preparation that make the basement level habitable. Getting this stage right is what determines whether the finished residences above sit dry and quiet for the next 50 years.

Basement complete, ground floor slab underway — Lune Black Rock

The next stage on. Basement is finished, and the ground floor concrete slab is being poured. This is the first milestone where the shape of the finished building becomes visible above ground line. Live example: Lune Black Rock, 245 & 246 Beach Road.

Foundation complete — Mentone Heights

For a project without a basement, foundation complete is the equivalent milestone. Ground works, footings and slab are in — vertical construction can begin. Live example: Mentone Heights, 156 Balcombe Road (mixed residential + SDA).

Fit-out stage — Ashburton SDA + Eaglehawk Childcare

Fit-out is the last stage of a build. Finishes, fixtures, appliances, joinery, floors and compliance items. For SDA and early learning projects, fit-out is arguably the most consequential stage — the finishes decide whether the building actually works for residents and users. Build permit imminent — Mentone Mews

The pre-construction milestone. Permits have been lodged and approvals are expected imminently. Trades are already lined up to start the moment the permit is issued. This is a signal that a project is on the immediate horizon rather than still in design.

The milestone is only as useful as your ability to read it.

The earliest stage in the Nexus Developments pipeline visibility. Site secured, concept and yield studies complete, approvals in progress, not yet in construction. Useful signal of where the developer intends to build next.
